What Do I Do During Escrow?

Once your offer is accepted—or if you’re the seller accepting an offer—you’ll hear this word a lot: escrow. But beyond understanding what escrow is, you may be wondering:

What am I actually supposed to do during this part of the process?

What Sellers Need to Do

As a seller, your main job is to keep things moving by delivering all the documents and items needed to close the deal. Here’s what you’ll be responsible for:

1. Follow Escrow Instructions

Your escrow officer will give you a list of tasks to complete. These instructions help guide the transaction safely and legally from start to finish.

2. Provide the Deed

You’ll need to transfer the home’s deed to the escrow officer through your listing agent. This shows that you’re ready to give up ownership once everything is settled.

3. Submit Required Paperwork

This could include:

  • Insurance policy details
     
  • Home warranties
     
  • Property tax receipts
     
  • HOA documents (if applicable)
